🏡 Step 1: Finding a Property
Start by listing your preferences-budget, area, distance to the station, and whether you need furnished housing. For foreign residents, itʼs important to confirm with your agent whether the property accepts non-Japanese tenants or uses a guarantor company.
Recently, many properties offer VR or online viewings, and some even provide discounts for skipping in-person tours.

Most major property websites in Japan donʼt display whether foreign tenants are accepted.
Therefore, itʼs best to ask your real estate agent to confirm the landlordʼs policy.

A property viewing (naiken) means visiting the apartment in person.Donʼt rely only on photos̶check sunlight, water facilities, noise levels, and internetconnection directly.

✍ Step 3: Application & Screening
Once you find a property you like, fill out the application form.
Thelandlord and guarantor companywill review your application (this usually takes 2‒5
days).
Youʼll need your residence card, passport, and proof of income.

In Japan, your application is not final until the screening is approved.
💰Step 4: Contract & Initial Payment
After passing the screening, itʼs time to sign the contract.
Youʼll pay initial fees such as deposit, key money, agent fee, and first monthʼs rent.
If you donʼt understand the Japanese terms, ask for an English explanation before signing.
